<p>You probably won’t believe me when I say this.  Yet I bet you have probably done something similar yourself.  It astounds me how many people don’t read and I mean properly read, the documentation they are presented with for their AZ Refinancing offer.</p>
<p>I say you might have done it yourself, because how often do you read the Terms and Conditions on a website for example?  It’s easy to simply click on, or tick the “I accept&#8230;” button and assume that what you’re signing up for is going to be reasonable.  But when it comes to AZ Refi, it’s not always reasonable.</p>
<p>I’m not just talking about just not reading the small print either, I’m talking about the general terms of the agreement like the details referring to the rates, the pay back period or any penalties etc.</p>
<p>So many people get themselves stuck in a deal that’s not appropriate, but find they can’t get out of it because the cost of terminating the loan is too great.<br />
When you sign, you are legally agreeing to the terms of that AZ mortgage refinance offer, so you must know what you are signing for.</p>
<p>Yes it’s boring and yes some of it is very repetitive and often quite difficult to understand due to the nature of the legal language used.  However, please always, always, always  ensure you read the documents and understand the conditions and terms before you bind yourself to them.</p>
<p>If you’re trying to get out of a current deal, don’t let the excitement of a lower rate or better offer, blind you to the contractual obligations you will be signing up for.  You don’t want to end up no better off or even worse off!</p>

			<content:encoded><![CDATA[<p><strong>Not Getting a Good Faith Estimate</strong></p>
<p>Not getting a good faith estimate from the lender is another big mistake you cannot afford to make when refinancing a home in Arizona. Let me explain why&#8230;</p>
<p>So you’ve completed your AZ mortgage application and submitted it to the lender of your choice.  Usually within a couple business days after getting your loan application, the lender will provide you with an estimate of the amount of money they will lend you and all the costs of setting up this new AZ Refi.  This is called the “Good Faith Estimate.</p>
<p>The reason this is so important is because it helps you to look for hidden costs.  Not all lenders (in my opinion and experience) always provide you with all the details of the loan when they are trying to sell you their service.  The Good Faith Estimate (sometimes referred to as the GFE) has to, by law, provide you with all the costs and will therefore help you avoid paying extra fees, which you’ve committed to, but weren’t aware of.</p>
<p>Another reason this is so important is that if you are comparing different AZ Refinance companies, having the GFE’s allows you to do a true like for like comparison to make sure you are getting the best AZ Refi deal.</p>
<p>So don’t make the mistake of not getting this.  If one is not provided automatically, make sure you ask for it.</p>

<p>Another common mistake homeowners make when seeking an AZ refinance mortgage is to calculate the value of their home on the wrong number.  Unlike when you sell your house, the value, or the price you get for it, is based on what somebody is prepared to pay for it.  If they like it, like your decor or simply get the &#8220;this is home&#8221; vibe, they may pay over the market value.  With multiply buyers potentially interested in your property, you might end up with them bidding against each other for you home, which can give you a great result.</p>
<p>But, when it comes to valuing your property to get yourself a new AZ Refi deal, then subjectivity goes out the window.  Your prospective AZ mortgage lender is likely to use an independent surveyor or similar.  The appraisal company quite often aren&#8217;t even a local company, so what do they know about the local housing market? </p>
<p>They will look at the property from a very objective view which basically boils down to one thing&#8230;</p>
<p>If the lender has to repossess your property and put you into foreclosure, will they get their money back.  In this situation, the lender doesn&#8217;t have the time to put the property on the market, let viewers come and look at it and wait for somebody to fall in love with your home.  No, they want to off load it as quick as possible. This often means sending it to auction, where the buying price might be below market value because it&#8217;s property investors looking to snatch up a bargain.  So for this reason, your property might get appraised at a value below what you were expecting.</p>
<p>Quite often, you have to pay for this appraisal, so don&#8217;t make the mistake of getting grand ideas based on the price somebody in your neighbor got, paying out money for an appraisal, only to find you can&#8217;t get the AZ Refi Mortgage you need and have only wasted more money.  Be realistic with your figures, always play on the side of caution. </p>

<p>One mistake I hear about from readers and associates in the refinance industry, that is a mistake you cannot afford to make when refinancing your home, is refinancing without comparing lenders.</p>
<p>Yes, believe it or not, some people see a deal, get excited about the rate it offers or other terms of the az refi loan and just go ahead with that lender.  Sure, just going with the lender you have may appear easier, but you may not get the best rates or terms from them. Even if you end take your az mortgage from them in the end, make sure you shop around.</p>
<p>Piece of mind is a great thing and knowing you&#8217;ve done your due diligence will leave you satisfied that you&#8217;ve got the best deal you can get.  So compare various lenders.  Compare their terms and rates and simply double check that the offer that excited you in the first place is the best deal and that you&#8217;ll still be excited in a years time.</p>

			<content:encoded><![CDATA[<p>This benefit of seeking AZ Refi came up today during a discussion with a fellow property investor.</p>
<p>When we are looking to get refinance and to find that perfect AZ Mortgage for our needs, the usual reason for doing this is to get a better interest rate.  Yes this will will help lower our repayments and therefore lower our monthly outgoings, but it isn&#8217;t the only reason that getting AZ refinance can be beneficial.</p>
<p>Refinancing can, in many situations, actually allow you to adjust more than just the rates on the loan/mortgage. Depending on your circumstances, which might include your age for example, you can often change the term of the mortgage as well. Whether you extend the term or reduce the term will have different benefits to you.  For example&#8230;</p>
<p>Let&#8217;s say you wanted to lower the monthly payment you currently pay to the lender, well this can be done by extending the term.  What happens is that by increasing the amount of time by which you are prepared to pay back the money you&#8217;ve borrowed, you will lower the amount of money you have to pay.  So you can put more money back into your pocket each month to spend on other things.</p>
<p>Alternatively, if you are prepared to reduce the term of the AZ Mortgage, then you obviously have less time to pay off the Refinance, so you have to pay more money each month.  The obvious benefit here is that you pay off the mortgage faster.</p>
<p>I have always been an advocate for paying off loans quicker.  My preference and therefore recommendation (but always seek professional advice) is to stick to the standard term of 25 or 30 years, but OVER PAY each month.  This way you don&#8217;t commit to paying it off sooner by reducing the term, but you have the choice.</p>
<p>Reducing the time you pay off your AZ Refi can literally save you $,000&#8217;s.  Basically, the longer you take to pay it off, the more interest you pay, money which could be in your pocket.</p>

<p>Well, how many of you know how the game of AZ refinance is played?  Do you know how lenders play the game?  Do you know how they make their money?</p>
<p>I found this video on YouTube which I feel does give you some good insight into how the game of AZ Refi is played.  I&#8217;m not sure I agree when they call them &#8220;Dirty Little Tricks&#8221;, people have to make a living, but it&#8217;s informative.  So watch and then read below&#8230;</p>
